Opportunity description

Deloitte is seeking a Real Estate Audit Manager to join their team in the UAE. The successful candidate will lead and manage audit engagements focused on real estate portfolios, property management, and related financial and operational controls. This role requires a strong understanding of real estate accounting, compliance, risk management, and internal controls. The manager will work closely with cross-functional teams to ensure accuracy, compliance, and the optimization of real estate assets.

Duties & responsibilities

  • Leading and managing end-to-end audit engagements for real estate assets including commercial, residential, and mixed-use properties.

  • Evaluating financial statements, lease agreements, property valuations, and related documentation to ensure compliance with accounting standards and regulatory requirements.

  • Assessing internal controls over property management, lease administration, capital expenditures, and real estate transactions.

  • Identifying risks and control weaknesses in real estate operations and recommending practical solutions to mitigate risks.

  • Coordinating with external auditors, legal teams, and property managers to gather necessary information and resolve audit issues.

  • Preparing detailed audit reports, findings, and recommendations for senior management and stakeholders.

  • Monitoring compliance with corporate policies, industry regulations, and tax laws related to real estate.

  • Supporting the development and implementation of audit plans and strategies specific to real estate portfolios.

  • Mentoring and supervising junior audit staff, providing guidance and training on real estate audit procedures.

  • Staying updated on changes in real estate accounting standards, tax regulations, and industry best practices.

Eligibility criteria

  • A Bachelor's degree in Accounting, Finance, or a related field.

  • Professional certification such as CPA, CA, or ACCA is preferred.

  • A minimum of 6 years of audit experience, with at least 2 years focused on real estate or property audits.

  • Strong knowledge of real estate accounting principles, lease accounting (ASC 842 / IFRS 16), and property management processes.

  • Experience with financial statement audits, internal controls assessment, and risk management.

  • Excellent analytical, problem-solving, and communication skills.

  • The ability to manage multiple projects and deadlines in a fast-paced environment.

  • Proficiency in audit software and the Microsoft Office Suite.

  • Strong leadership and team management capabilities.

  • A successful record of engagement management.

  • Fluency in English (Reading, Speaking, and Writing); Arabic is a plus.
